Land Lots for sale in Texas Hill Country

The Texas land market which has shown some signs of recovery is still being slowed by both unrealistic buyers and sellers alike.  Regarding Texas land lots in subdivisions, it appears that some sellers, not being forced to sell, are willing to negotiate somewhat on their undeveloped lots, but many believe they can recover their costs from purchases made in 2007 and 2008.  While on the other hand, buyers don't appear willing to pay a seller the price he paid in 2007 and 2008 at the top of the market.    It has created somewhat of an impasse as apparently more sellers are willing to wait out the market, particularly those holding premium lots.

Should the Buyer Get a Property Inspection?

For me, the best answer to this question would most likely be, yes. While there are some buyers that have extensive building or construction backgrounds and may have the ability to self inspect a property, the vast majority of buyers do not have the necessary training and background to adequately determine whether there are significant problems with the property they are considering buying.

Hill Country Ranches - large horse and cattle operations

I recently encountered a buyer searching for a big acreage horse and cattle property, one that would support a very large number of horses and cattle, and he was looking at a ranch in an area not conducive to the kind of animal unit to acre ratio he was searching for. There are a few places out there for sale that upon first glance appear to possibly fit the specs, however, upon closer review, almost every place would not support the kind of animal units the buyer wanted to have. In some case the buyer would have been required to supplement through purchase of feed and hay to feed 90% of the animal units. The costs of supplementing would be astronomical, so the large operator/buyer may need to look at a place for what it can produce agriculturally, otherwise, you'll be spending significant amounts of money watching trucks and trailers bringing you hay.

Quality Texas Hill Country Ranches and Waterfront Properties are in High Demand

I have been reading a few articles lately written by reporters who claim the real estate market ranch market has slowed, and that there are numerous ranches and waterfront properties for sale. One reporter even claimed to drive through the countryside, and noted that she saw many for sale signs and concluded that the market must be in a state of decline.

Texas Real Estate – it appears to be on the upswing

The Texas Real Estate Market seems to be doing better than most other states many of which continue to be plagued by excessive foreclosures and bank ORE sales. Although foreclosures and bank ORE sales have reflected higher than normal percentages, relatively, compared to other areas of the country, Texas Real Estate seems to be holding its own. Most bank ORE properties are being offered for sale at prices which have attracted buyer interest which has helped to decrease inventory numbers. This along with a significant reduction in new built homes has resulted, in some cases, in a limited inventory in various home lines. The same cannot always be said for the home lot inventories. As could be expected, the development of home lots and subdivisions usually outpaces homebuilding, so in a real estate downturn, there is an excessive amount of subdivision lots left on the market, either unsold or as a result of foreclosed lots that builders let go back. Until the excess inventory of unsold lots is brought into balance, it should not be expected to see a quick bounce back in the residential real estate market.

It's the beginning of another year, and many wonder what's the status of the real estate market in Texas. As almost everyone admits, Texas was not hit hard like many of the other areas of the country as a result of the recent economic downturn due to excessive liquidity provided to the homebuyers as a result of Wall Street's hunger for assets than can be securitized. That hunger has temporarily subsided for now, and buyers and lenders now are in a market with less liquidity, meaning less buyers, but also, less sellers.
