YOU WANT TO BUY A RANCH IN TEXAS, BUT WHERE DO YOU START?


There are more and more people out looking for alternative investments these days, and land being a time tested investment is attracting buyers and investors away from paper investments. Everyone knows for the last several years the banks are paying such a dismal interest rate that it won't even come close to keeping up with inflation, and the stock market with the exception of a few stocks has been a better place to lose money than to make it. As a part of any diversification investment plan, land and recreational ranches for sale in Texas have become a hot topic for discussion.
Where do you start? How do I find a good investment in ranchland or a recreational ranch? I believe working with an experienced buyer's broker that is committed to advising you and showing you all the properties you need to see until you find that special place is by far the best approach. By utilizing an experienced ranch buyer's broker, you'll experience many efficiencies that you may not see by working through seller's or listing brokers. Here are just a few items that are noteworthy that I provide to buyers that I represent. First, a buyer's broker should go through a question and answer session discuss your wants and dislikes, such as locations, improvements needed or not needed, property type as to topography, live water, intended use, and of course budget to stay within. This can provide a buyer's broker the initial information to be used in locating as many ranch properties for sale as possible to discuss with the buyer. This process should further narrow the parameters that the buyer and broker should consider most important. Just as important is for the buyer to make an initial trip with the broker to view at least a few ranches because there's no real substitute for being there in person, as we all know photos and text don't always tell the whole story. Once you've spent a day with the buyer, the buyer's likes and dislikes should be readily apparent, and future trips should become more productive.
Buyers working with an experienced ranch buyer's broker will most often understand that working with their own broker that has their best interest in mind is really the best way to secure that special property. For one it's easier to deal with one broker vs. making 10 or 20 appointments and scheduling on your own. Secondly, a buyer's broker is less likely to push or pressure for a purchase on a certain property just because it's his listing, he's representing the buyer, and has no special interest to push a particular property. This should result in someone you can rely on to give you candid opinions about all the properties. Always remember, it's the buyer broker's responsibility to try to get the buyer the lowest purchase price on the ranch property, while the seller's broker is trying to get the seller the highest price. With all the other complexities of the contracting phase in the purchase, the key dates, survey requirements, commitment dates and objection dates, option periods, inspections and repairs, and many other issues, a buyer needs the full range of advice and knowledge working for him.
